Property Disposition
In alignment with Jeffco Public Schools’ Regional Opportunities for Thriving Schools initiative, the district closed 16 elementary schools at the conclusion of the 2022-23 school year. This was in addition to three schools that were already vacant. Jeffco must determine whether to retain each property for its own future use and, if not, what to do with the property (see District Policy DN).
News and Updates
The Board of Education approved the purchase and sale agreements for the former Allendale and Zerger Elementary School sites at the June 13, 2024 Board of Education meeting.
Jeffco Public Schools and Austin Centers for Exceptional Students (ACES) are excited to announce a new partnership that will bring ACES to Witt Elementary School in Westminster. This collaboration marks a big step forward in providing specialized educational services to the Jeffco community.
Important Information to Note
- As of April 11, 2024, seven school properties have been deemed surplus, and several are available for sale. Learn more in the Available Properties section below.
- The Property Disposition process is a multi-year process. Learn more about where each property is in the Disposition Process (surplus property, property sold or leased, property will not be surplused, etc.).
- The school properties will be well maintained throughout the school year (including building and grounds maintenance). Buildings will be regularly patrolled by Jeffco’ Department of School Safety and local law enforcement.
- We contact municipalities early in our process to inform them about properties in their area that will soon be available for sale. This allows the municipalities to express interest in purchasing the property, in its entirety, for use at their discretion before it is offered to others. If a property enters our regular surplus process, it means that the municipality did not express interest in acquiring the property.
- Fill out the prospective buyer form if you are interested in learning more about surplus properties for sale or long-term lease when information becomes available.
- Fill out the community distribution form to receive email updates about community meetings and other opportunities to engage with the district about the property disposition process for one or more surplus properties when information becomes available.
- Complete the community voice form to share your opinions about the future use of district properties.

Jeffco’s Property Disposition Process
For each of Jeffco’s unused properties, the following four-step process will be followed to determine its future use. During this process, Jeffco will fully monitor and maintain the building.

Properties in municipal interest process
Earlier this year, Jeffco added a “municipal interest process” to its Property Disposition process, following feedback from city leaders within the district. This additional step allows time for Jeffco and the city or county to discuss and evaluate the proposed use of the property before it is marketed for sale.

Properties in Contract

The Board of Education approved the purchase and sale agreements for the former Allendale and Zerger Elementary School sites at their June 13 meeting. The contract was awarded to Cardel Homes who plans to build single-family homes on each former school site.
An experienced home builder with over 50 years experience, Cardel Homes is:
- A family-owned business that has expanded into four markets across North America.
- A company that has shaped over 150 communities and constructed more than 20,000 homes.
- A home builder that has been in business in Colorado for 18 years.
- An integrated homebuilder and land developer in the Denver metro area.
Cardel Homes will perform their due diligence on each site and continue working their development proposal through the municipalities’ development review process that is outlined on their respective websites.

A prequalification document will be made available on this site in the upcoming weeks, for organizations or individuals interested in purchasing surplus properties.

The Jeffco Public Schools community is invited to participate in three community meetings to discuss the disposition of three former school sites in Lakewood and Arvada. The meetings follow the Board of Education's vote on April 11 to surplus the following former school sites.
At the meetings, attendees will learn about Jeffco's property disposition process, including evaluation criteria and timeline. They will also have the opportunity to hear from city representatives regarding their development review processes and provide feedback.
